   1. FloridaHomesDirectory.co.uk reserves the right to amend the layout or specification of the website should it be considered necessary.
2. Accuracy:

FloridaHomesDirectory.co.uk cannot accept any legal responsibility for the accuracy of the linked websites or any alleged breaches of contract on an advertiser's part and the advertiser indemnifies FloridaHomesDirectory.co.uk against all costs, expenses and losses arising out of a claim relating to the content of a linked website.
3. Liability:
   1. FloridaHomesDirectory.co.uk does not guarantee that the operation of FloridaHomesDirectory.co.uk site will be uninterrupted or error free.
   2. In no event shall FloridaHomesDirectory.co.uk be liable to the advertiser for any special, consequential, incidental or indirect damages including loss of profits.
4. Copyright:
   1. It is the advertiser's responsibility to obtain reproduction permission for all photographic and other material used in their advertisements. The advertiser warrants that he is the owner of the copyright in such material. The advertiser indemnifies FloridaHomesDirectory.co.uk against any action brought for breach of copyright, or any other rights, from the use of such material supplied by the advertiser.
   2. FloridaHomesDirectory.co.uk cannot be held responsible for any infringement of copyright laws resulting from material provided on linked websites.
5. Hypertext Links:
   1. FloridaHomesDirectory.co.uk reserves the right to refuse hypertext links to, or addresses of, other websites from advertiser's pages and to remove links or web addresses, without notice, at our discretion.
   2. FloridaHomesdriectory.co.uk will not validate any advertisments that are not suitable for the content of the site. No refunds will be given if an advertisment is declined for unsuitable content.
6. Substitution of Properties:
   1. An advertisement relates to a specific property. The property in an advertisement may not be substituted by another property.
7. Advertising More Than One Property:
   1. Each website linked to FloridaHomesDirectory.co.uk must display an individual property. Only one property can be served by one link. FloridaHomesDirectory.co.uk reserves the right to remove the link where more than one property is described in the website.
8. Termination of Advertising
   1. If advertisers wish to have their link removed from the website before the end of their subscription period this will be done but no refunds will be made.
   2. FloridaHomesDirectory.co.uk reserves the right to refuse any advertisement for FloridaHomesDirectory.co.uk and will not be liable for any loss or expense in so doing.
   3. If FloridaHomesDirectory.co.uk receives a substantiated complaint from a person who has rented an advertiser's property, which proves the property has been incorrectly described in such a way as to detract from the quality of the accommodation offered, FloridaHomesDirectory.co.uk reserves the right to remove the property from the FloridaHomesDirectory.co.uk website. No refunds will be paid.
9. Payment:
   1. Payment for advertising must be in British Pound Sterling. Payment may be drawn on a major debit or credit card, or a cheque on a U.K. bank in British Pounds.
10. Legal Jurisdiction:
    1. These terms and conditions are governed by English law and advertisers accept the exclusive jurisdiction of the English courts to rule on any dispute.
